Overview

Landlord & property maintenance: What You Need to Know

What the service covers

Plumbing repairs and maintenance for rental properties: leaks, taps, toilets, radiators, pipework and general fixes, reported by you or your tenants. Domestic and commercial lets are covered.

Who it is for

Private landlords, portfolio landlords, letting agents and property managers with properties across Northamptonshire, Milton Keynes, Bedford, Cambridgeshire and Peterborough.

When you need it

When a tenant reports a problem, between tenancies, before a property is let, or when you want a trusted plumber you can call on repeatedly.

Why it matters

Unresolved plumbing issues frustrate tenants, damage your property and can escalate into larger claims. A plumber who responds, fixes it and tells you what happened saves you time and money.

Why it can't wait

What Happens If It's Ignored

  • Slow repairs lead to unhappy tenants and complaints.
  • Leaks in rental properties often go unreported until damage is significant.
  • Repeated call-outs to the same problem cost more than fixing it properly once.
  • Void periods can stretch if plumbing issues aren't sorted between tenancies.

Common mistakes to avoid

  • Using whoever is cheapest each time, with no continuity.
  • Not fitting isolation valves, so tenants can't stop a leak themselves.
  • Leaving tenants unsure where the stopcock is.
  • Ignoring small issues reported by tenants until they become emergencies.

Practical guide

Useful Advice Before We Arrive

Where we work for landlords

Rental properties across Northamptonshire, Milton Keynes, Bedford, Cambridgeshire and Peterborough are covered, including Raunds, Rushden, Higham Ferrers, Wellingborough, Thrapston, Kettering and Northampton. Whether you have a single buy-to-let or several properties spread across the area, you can use the same plumber each time, which means fewer surprises and more consistent work.

Helping tenants report problems early

Tenants often don't report small drips or running toilets because they don't want to be a nuisance. Encouraging early reporting, and making it easy by letting them send photos or video directly to us on WhatsApp, means problems get fixed before they damage your property.

Between tenancies

The gap between tenancies is the ideal time to deal with small plumbing jobs. Dripping taps, worn toilet mechanisms, weeping radiator valves and missing isolation valves can all be sorted in one visit while the property is empty, so the new tenant moves into a property that works.

Showing tenants the stopcock

Make sure every tenant knows where the stopcock is and how to turn it off. Fitting isolation valves under sinks and toilets also lets tenants stop a leak at a single fixture. These simple steps can be the difference between a small drip and a ceiling coming down.

What you'll get from each job

After each job, you'll know what was found, what was fixed and whether anything else needs attention, so you can plan maintenance and budget properly.

Pricing & payment

Know What You're Paying Before Work Starts

Quotes are provided before work begins wherever possible, so you can decide with the full picture. Fixed prices are preferred, because they give you certainty. Some jobs are charged on time and materials where the work is more complex or the full extent of the problem can't be seen until it's opened up.

Emergency and diagnostic work may be priced after inspection, because the cause isn't always visible until we are on site. Either way, you'll be told what is needed and why before further work goes ahead.

For larger jobs, a deposit may be required depending on the job and the cost of materials. Payment is by bank transfer or cash. Card payments are not taken.
