Overview

General plumbing maintenance: What You Need to Know

What plumbing maintenance covers

Checking and fixing the parts of your plumbing that wear over time: taps, valves, toilet mechanisms, radiator valves, visible pipework and joints, and stopcocks.

Who it is for

Homeowners in older properties, people buying or moving into a home, landlords between tenancies, and businesses that want facilities kept in working order.

When you need it

When you've noticed a few small issues, when moving into a new property, before letting a property, or simply when you'd rather deal with problems before they cause damage.

Why it matters

Most plumbing damage starts with something small: a weeping valve, a worn washer, a seized stopcock. Finding them early is cheaper and less disruptive than repairing the damage they cause.

Why it can't wait

What Happens If It's Ignored

  • Seized stopcocks and valves often fail in an emergency, when you most need them.
  • Small drips and weeps cause hidden damage over months.
  • Worn toilet and tap parts waste water constantly.
  • Neglected issues tend to fail together, turning several small jobs into one big one.

Common mistakes to avoid

  • Only calling a plumber when something has completely failed.
  • Never testing the stopcock.
  • Ignoring a damp smell or slight staining.
  • Leaving isolation valves out, so one fault means shutting off the whole house.

Practical guide

Useful Advice Before We Arrive

Maintenance for businesses

For shops, offices and other commercial premises, a planned maintenance visit means faults are found at a time that suits you, rather than when a toilet or tap fails during opening hours. We can work through accessible washrooms, kitchens and pipework, tell you what needs doing now and what can wait, and give you a quote before carrying out the agreed work wherever possible.

A simple checklist for homeowners

Once in a while, check that your stopcock turns. Look under sinks and around toilets for damp or staining. Listen for cisterns that keep running. Check radiator valves for drips. Clean tap aerators if flow has dropped. If any of these turn up a problem, note it down and pass the list to us. Dealing with several small items in one visit is efficient and stops them becoming bigger repairs.

Moving into a new home

When you move in, you inherit whatever plumbing the previous owner left. It's worth having someone show you where the stopcock is, check it works, and look over the visible pipework, valves, taps and toilets. It's much better to find a weeping joint in your first week than when it comes through the ceiling.

Older properties

Older homes often have a mix of pipework from different eras, older stopcocks and fewer isolation valves. These properties benefit most from a maintenance visit, because original parts are more likely to be nearing the end of their useful life.

Pricing & payment

Know What You're Paying Before Work Starts

Quotes are provided before work begins wherever possible, so you can decide with the full picture. Fixed prices are preferred, because they give you certainty. Some jobs are charged on time and materials where the work is more complex or the full extent of the problem can't be seen until it's opened up.

Emergency and diagnostic work may be priced after inspection, because the cause isn't always visible until we are on site. Either way, you'll be told what is needed and why before further work goes ahead.

For larger jobs, a deposit may be required depending on the job and the cost of materials. Payment is by bank transfer or cash. Card payments are not taken.
