Overview

Leak detection & repairs: What You Need to Know

What leak detection and repair involves

Leak detection means finding exactly where water is escaping, which is often not where the damage shows. Leak repair means fixing that point properly: replacing a failed fitting, a section of pipe, a valve or a seal, then testing the result.

Who it is for

Homeowners who have noticed a stain or damp smell, landlords with a tenant reporting a drip, and businesses with water where it shouldn't be. We cover domestic and commercial properties across Northamptonshire, Milton Keynes, Bedford, Cambridgeshire and Peterborough.

Signs you may have a leak

Stains on ceilings or walls, bubbling paint or plaster, a musty smell, flooring that lifts or feels soft, the sound of running water when everything is off, a water meter that keeps moving, or a pressure drop you can't explain.

Why professional help matters

Guessing at a leak often means lifting the wrong floorboards or replacing the wrong part. A methodical approach finds the true source with as little disruption as possible and fixes the cause, not just the symptom.

Why it can't wait

What Happens If It's Ignored

  • Slow leaks are easy to ignore, but water keeps travelling through floors and walls. Joists, plaster and flooring can rot or weaken over time.
  • Hidden moisture encourages mould and damp, which can affect health and is costly to treat.
  • On a metered supply, a constant leak means paying for water you never use.
  • Leaks above or near electrics create a safety risk.

Common mistakes to avoid

  • Painting over a water stain. The stain comes back because the leak is still there.
  • Assuming the leak is directly above the stain. Water runs along pipes and joists before it drips.
  • Overtightening a weeping fitting. This can crack the olive or the fitting and make it worse.
  • Using sealant or tape as a permanent fix on pressurised pipework.

Our process

How We Handle It

01

Describe or send photos

Tell us what you've noticed or send photos and video on WhatsApp so we arrive prepared.

02

Inspect

Visible pipework, fittings, valves, appliances and seals in the area are checked first.

03

Trace the source

Supplies are isolated in stages and pipe runs followed to narrow down where the water is escaping.

04

Repair

The failed fitting, pipe section or seal is repaired or replaced with the correct parts.

05

Test and confirm

The repair is tested and checked for any weeping before the job is signed off.

In detail

Leak detection & repairs, Explained

Leaks show up in many places around a property. These are the most common sources and how they are dealt with.

Compression and soldered joints

Joints are one of the most common leak points. Compression fittings can weep as olives wear or nuts loosen, and older soldered joints can fail. Repairs range from re-making a joint to replacing the fitting entirely.

Pipework under floors and in walls

Pipes in floor voids and walls can be damaged by nails, screws, corrosion or movement. Access is made as neatly as possible, the section is repaired or replaced, and the result is tested before the area is closed up.

Taps, valves and isolators

Worn washers, cartridges and valve seals cause drips at taps and under sinks. Often a valve or tap replacement is the long-term fix.

Toilets and cisterns

A cistern that runs constantly into the pan, a leaking flush valve, or a failed seal between cistern and pan are frequent causes of both wasted water and damp floors.

Radiators and towel rails

Radiator valves, tails and bleed points can weep over time. Valve repacking, new valves or new tails usually solve it.

Appliances

Washing machine and dishwasher connections, hoses and waste pipes are another common source of leaks under kitchen units.

Residential vs commercial

In homes, leaks are often found in bathrooms and kitchens. In commercial premises, toilet blocks, kitchens and longer pipe runs bring their own challenges, and minimising downtime matters. Both are covered.

Practical guide

Useful Advice Before We Arrive

Checking for a leak yourself

If you're on a water meter, turn off every tap and appliance and take a reading. Wait half an hour without using any water and read it again. If the numbers have moved, water is escaping somewhere. Look under sinks, behind toilets, around the base of baths and showers, and at any visible pipework. Note anything damp, stained or warm to the touch and pass it on to us. It all helps narrow the search.

Why stains appear away from the leak

Water follows the easiest route. It can run along a pipe, across the top of a ceiling board or down a joist before it shows. That's why a stain in the middle of a kitchen ceiling might come from a bathroom seal several feet away. Tracing the route back, rather than cutting into the stain, keeps disruption down and finds the real fault.

Pricing & payment

Know What You're Paying Before Work Starts

Quotes are provided before work begins wherever possible, so you can decide with the full picture. Fixed prices are preferred, because they give you certainty. Some jobs are charged on time and materials where the work is more complex or the full extent of the problem can't be seen until it's opened up.

Emergency and diagnostic work may be priced after inspection, because the cause isn't always visible until we are on site. Either way, you'll be told what is needed and why before further work goes ahead.

For larger jobs, a deposit may be required depending on the job and the cost of materials. Payment is by bank transfer or cash. Card payments are not taken.
